The scope of work for this project was to prepare Request for Proposal (RFP) documents sufficient for the Owner to solicit bids and qualifications and to select a team of design professionals to head the project.
The Powell CWM team prepared a 35% Design-Build RFP document, Design Concept Drawings, Partial Specifications, Design Analysis, Furniture Layout, Site Plan layout, LEED Certification requirements & Construction Cost Estimates., for the new Force Support Squadron (FSS) facility.
The documents for the new facility were modeled in BIM to convey to the chosen Desig
n-Build team a very prescriptive image of what the Stakeholders and Owner needed, and desired, in the facility in order to meet the programmatic needs of the mission.
The design directives required flexibility with respect to the FSS building’s functional relationships. To achieve this goal, Powell CWM designed the core spaces (restrooms, utility rooms, etc.) to be constructed from permanent materials. The remainder of the space, including perimeter private offices, were built using demountable partitions. The open areas were filled with systems furniture arrangements for use by the FSS staff. Glazing was designed on the open office sides of the perimeter office partitions to allow natural light into the central office area.
